we've put together quick reference guide on our fees and charges for you to give to your customer.

legal fees
Legal work in buying, selling or mortgaging your property.

These can vary so remember: the cheapest quote is not always the best value for money; always shop around and get a quote that covers all the costs.

Solicitor before completion
search fees
Different searches are carried out before the purchase or mortgage is completed. e.g. Local Searches The cost depends on the searches needed and the area the property is in. Your solicitor will tell you the searches needed and how much they cost. Solicitor before completion
land registry fee
To register you as the proud owner (if you're buying it) of the property and to register our mortgage. This depends on the value of your property. Ask your solicitor for more information. Solicitor before completion
stamp duty land tax
This is a charged on the total price paid of some properties. These are correct at 23 March 2006.

They are:

  • 1% on properties
    £125,000 - £250,000
  • 3% on properties
    £250,001 - £500,000
  • 4% on properties over £500,000
  • In some areas you won't have to pay stamp duty on houses under £150,000 - ask your solicitor to give you more information.

There are different types which are:
Standard Mortgage Valuation:
This is carried out to help us decide how much to lend and on what terms. Because it 's for us you shouldn't rely on it (especially if you're buying the property) to confirm that you are paying a fair price for it. If you want a thorough examination on the condition of the building then you can get:
Homebuyer Survey and Valuation:
This is suitable for properties of reasonable age and size and normal construction. The report is based on a visual inspection of parts of the property that can be easily reached.
Building Survey:
If you would like a more detailed survey then this survey is suitable for most properties and can be tailored to any specific requirements you have.

These fees will very depending on the type of valuation/survey you choose.

mortgage discharge fee
The work involved to confirm you no longer owe us any money and to remove our charge on your property. £125 Salt when you repay your loan.
other fees
During the lifetime of your mortgage there may be other fees that'll apply to your account. Full details are in your 'Guide to your offer and account' leaflet, which we will send you with your offer. A list of current charges is set out in the 'Guide to your offer and account'. We'll always know if these charges change. We'll add any charges to your mortgage account and if you don't pay these when they're due then you'll pay interest on them. Salt
